Clifford Devlin were appointed following a competitive tender to deliver soft strip, façade retention, and demolition works for a multi phase project in Kilburn. The programme required precise sequencing and close coordination due to site constraints and complex structural requirements.

The restricted access within the lightwell limited plant and personnel movement, while the retention of key external façades demanded detailed structural engineering input to maintain stability throughout the works. Operating on a live urban site further required rigorous safety and logistics management.

To address these challenges, the project was executed in carefully sequenced stages. Soft strip works were completed first to prepare the structure for demolition. Temporary support systems were installed to retain façades and were continuously monitored during the demolition phase. Demolition was conducted in controlled phases using specialized plant and techniques to safely operate within the confined site.

All soft strip works were completed efficiently, and façade retention was successfully maintained throughout demolition. Despite the confined conditions and operational challenges, the demolition phase was delivered safely and on programme, leaving the site fully prepared for the new build phase.
