Client: Jayserv Mechanical & Electrical
Duration: 10 Days
Location: Croydon
Value: £30k
Clifford Devlin’s Environmental Division were appointed by Jayserv Mechanical & Electrical to undertake asbestos remediation within Boiler Rooms 1 and 2 at a Primary School in Croydon. The package comprised targeted removal of asbestos thermal insulation residue, environmental cleaning and re-encapsulation, delivered over a 10-day programme.
The client’s asbestos survey identified sporadic areas of thermal insulation residue on the boiler room walls. Although the residue had previously been encapsulated and was generally sealed and in good condition, several locations had incomplete encapsulation or exposed areas requiring further attention.
Our team planned the works around the survey findings, focusing on the controlled removal of accessible residue so far as reasonably practicable. Appropriate asbestos control measures were maintained throughout to minimise the potential for fibre release, with environmental cleaning and re-encapsulation undertaken to address the affected areas.
Careful coordination allowed the existing non-asbestos metal pipe insulation, lagging, cylinders and flooring to be retained throughout the works. The client was kept informed of progress, supporting coordination with the subsequent mechanical and electrical activities.
Following completion of the removal and cleaning works, an independent accredited analyst undertook the four-stage clearance process, including visual inspection and air testing. Successful clearance and the issue of a Certificate of Reoccupation provided documented assurance that the work areas met the required clearance criteria.
The completed works addressed the identified unsealed residue, leaving both boiler rooms environmentally cleaned and ready for the client’s follow-on works.
